The Orlando Roofing works exclusively on tile roofs — concrete tile, clay tile, historic barrel tile, specialty profiles. No shingles. No metal. No flat roofing systems. Every job our team takes, every inspection, every repair estimate, every replacement we’ve done has been on a tile roof.
That specialization is the reason we exist. Central Florida has one of the highest concentrations of tile roofing in the country. Tile roofs in this market deserve specialists, not contractors for whom tile is one of six things they do.
Who We Are
We’re a tile roofing contractor serving homeowners across Orange, Seminole, and Osceola counties. Our focus is residential tile — concrete tile in communities from Dr. Phillips to Baldwin Park to Lake Nona, clay barrel tile on historic homes in Winter Park’s College Quarter and Virginia Heights neighborhoods, and everything in between.
We operate out of Orlando. We know the neighborhoods, the tile profiles that were most popular in each decade of construction, and the specific failure patterns that Central Florida’s climate — heat, humidity, hurricanes — produces on tile roofing systems. When we inspect a 1987 home in MetroWest or a 1928 Mediterranean Revival in Winter Park, we’re not applying generic roofing knowledge. Free inspection, written report. We don’t charge for initial inspections. We do charge for wind mitigation reports because they require inspector certification and specific documentation — everything else, we assess and document for free. You get a written report with photos, not a verbal summary.
Written estimate before we touch anything. The estimate covers what we found, what we recommend, what it will cost separated into materials and labor, and what happens if you defer the work. No verbal quotes, no handshake agreements, no surprise additions at billing.
Repair when repair makes sense. Replacement when it doesn’t. We’ll tell you directly when a repair is the honest answer — even if replacement would be more profitable for us. What We Know About Orlando’s Tile Roofs
Central Florida’s tile roofs have a specific history that shapes the work we do every day.
The construction boom of the late 1980s and 1990s put concrete tile roofs on tens of thousands of homes across Orange and Seminole counties. Those roofs are now 25–40 years old. The tiles often look fine from the street. The felt underlayment beneath them — rated for 20–30 years — has been quietly deteriorating for a decade or more. Most homeowners have no idea until a stain appears on the ceiling.
Identifying underlayment failure before it becomes an interior water damage situation is one of the most practical things a professional tile inspection does. We access the attic on every inspection we perform — not as an add-on, but as standard practice. The attic tells you what the exterior can’t.
Older tile roofs in communities like Winter Park present entirely different challenges. The Mediterranean Revival and Spanish Colonial homes built from the 1920s through 1940s carry original clay barrel tile — often Ludowici production — that is irreplaceable with standard materials. Matching a 1932 terracotta barrel tile requires relationships with specialty suppliers, knowledge of Ludowici’s historic custom production program, and the patience to work carefully with material that doesn’t tolerate being rushed. We maintain those supplier relationships specifically because this work exists in our market.
Post-hurricane assessment and insurance documentation is a consistent part of what we do in Central Florida. After Hurricane Ian in 2022 and Hurricane Milton in 2024, we inspected homes across Orange and Osceola counties where homeowners saw nothing concerning from the ground — and we found displaced ridge tiles, failed valley flashing, and actively soaking underlayment. Seventy percent of tile roof storm damage isn’t visible without professional inspection. We document what we find thoroughly enough that your insurance adjuster has the evidence they need to process the claim correctly.
Why Tile-Only Specialization Matters
Tile roofing requires knowledge that general contractors don’t develop by doing tile occasionally. The failure modes are different. The repair techniques are different. The underlayment assessment is different. The tile matching process is different.
A general contractor who installs shingles four days a week and tile once a week is not a tile specialist. They may do competent work. They don’t know concrete tile and clay tile the way contractors who work on it every single day do.
We work on tile roofs every day. We know which concrete profiles Eagle, Boral, and Westlake Royal have discontinued and which ones we can still source. We know that the south-facing slopes on 1990s construction in Dr. Phillips are absorbing more UV than the north slopes and aging faster. We know that the standard felt underlayment installed through the 1980s construction boom is now past its rated service life on most of those roofs. We know what the inside of a well-maintained tile roof attic looks like versus one that’s been slowly taking on moisture for five years.

What We Work On
Concrete tile repair and replacement — The most common tile type in Central Florida. Spanish barrel, S-curve, French flat, and mission profiles from Eagle, Boral, and Westlake Royal. Repair on localized damage, full lift-and-relay for underlayment replacement, full tear-off replacement when the system is at end of life.
Clay tile repair and restoration — Premium clay tile from Ludowici and specialty suppliers. We handle historic clay tile on Winter Park’s older homes with the same approach for every project: careful tile assessment before removal, salvage sourcing or manufacturer-matched production tile for replacements, and installation that matches the original work aesthetically and structurally.
Annual and pre-hurricane season maintenance — Walking every slope, clearing all valleys, re-sealing penetration flashings, checking ridge and hip tile attachment, attic inspection, written report. The maintenance visit that costs $400–$600 in April is what prevents the $3,500 emergency repair in September.
Post-storm inspection and insurance documentation — We dispatch for post-storm assessment across Central Florida and provide the written professional inspection report with photos that insurance adjusters require for accurate claim processing. We walk the roof with your adjuster when you need us to.
Wind mitigation documentation — A formal wind mitigation inspection and report qualifies your home for insurance credits that typically save $500–$1,500 per year in Central Florida. We provide the MSFH-compliant documentation your insurance carrier needs.
Pre-purchase inspection — Tile roofs are a significant factor in every Florida home purchase. An independent inspection before closing tells you exactly what you’re buying — actual tile condition, underlayment health, repair needs, and remaining service life — not what the seller’s disclosure says.
